In his 21 years as an appraiser, he has completed over 7,000 summary appraisals in western Connecticut. Assignments have included: single family homes, two to four family homes, condos, cooperatives and land.   Opinions of value have ranged from $1,000 to $27,000,000. From 1991 until the present, complex and high end properties have been a specialization with particular emphasis being in the Greenwich and the lower Fairfield County market. Appraisals reports were completed for: banks, appraisal management companies, mortgage companies, relocation firms, government agencies (IRS, FDIC and FHA), attorneys and private individuals. Litigation type appraisals were completed for divorce settlements, property tax appeals and property disagreements while probate and estate management type appraisals were completed for individuals and attorneys.   Gerald Fogarty is an experienced appraiser for court work and has been accepted as an expert witness for Real Property values in the superior courts of both Litchfield and Fairfield counties.   Gerald Fogarty is also an experienced review appraiser having been employed from 2004 until 2007 by a national lender. As a Senior Review appraiser over 6,000 due diligence reviews were completed for properties throughout the United States. In the position as a Senior Review Appraiser, Gerald Fogarty had the authority, to reject either the appraisal or collateral. He also had the authority to reduce the value opinion of the appraiser being reviewed.
